Summary
The Greensboro Community Trust (GCT) is a local nonprofit with a mission to create strong social infrastructure and enhance opportunity through the acquisition, transformation, and sustained management of spaces and places within the greater Greensboro community. Through participation in the Vermont Village Trust Initiative, the GCT has signed an option to purchase the former Methodist Church parsonage building, located at 827 Main Street, Greensboro Bend.
The parsonage building is a two story, wood-framed, single family home with full (unfinished) basement, constructed in the early 1900’s and has remained in residential use since construction. It is a 7 room, 4 bedroom/2 bathroom home with a standard residential kitchen. The approximate square footage is 1,440sf.
The intent of this renovation is to transform the building from a single family home into two affordable, one/two bedroom units that are structurally safe and up to current codes. The home is in poor condition and will be a near total gut rehab. The building will require substantial repairs to the exterior envelope, some thermal/weatherization work, and the demolition and replacement of all interior finishes. The foundation is field stone with a dirt floor. The walls of the foundation are straight with little to no gapping or displacement in the stones. The main structure of the home is stable but will likely need reinforcement to support current standards and the new use. The condition of the roof needs to be assessed. Electric and municipal potable water are at the site. The current on site wastewater system is unusable and needs to be replaced.
Scope of Work
Structure to meet residential Building Performance Institute standards - utilizing the existing building frame and exterior siding/trim where possible
Thermal and moisture protection - building insulation and ventilation to meet RBES 2020 requirements or minimum BPI standards; include cold climate heat pumps, bath exhaust fans, back up electrical baseboard and kitchen range hood ductwork for exhaust
Vapor barrier on basement floor
Window and doors condition assessment and any location changes required
Recommendations for floors, walls and ceiling finishes
Recommendations for new separately metered heating/cooling/ventilation systems for each unit
Energy Start appliance selection for kitchen and bath fittings
Consider accessibility requirements for at least one apartment
Utilities:
Electrical - 200amp service panel for each unit with complete rewiring, updated outlet, switches and all fire safety to meet code, provide wiring for wireless routers in both units
Water - installation of water metering equipment on each unit
Wastewater - new septic hook up (tank will be connected to church system)
Deliverables
Schematic design floor plan layouts, drawn to scale (but not construction drawings) showing practical options for remodeling the existing building into two apartments.
Estimated budget required for renovations with value engineering options
Identified energy efficiency savings
Location
On site visits will be required and occasional in-person meetings in Greensboro, Vermont
Contract details
The contract will commence on July 2nd, 2026 and complete July 31st, 2026.
